Where we find it
Fascia and soffit behind a failing gutter. Window and door framing where the seal has gone. Sill plates where landscaping or irrigation keeps the wall wet. Lanai and porch posts at the base. In a house with siding, the sheathing behind it.
Repair, and the part that is not ours
We cut out compromised timber back to sound material, replace it, and correct whatever kept it wet, because replacing rotted fascia under a gutter that still overflows is a one-year repair. Termite treatment itself is a licensed pest control activity: we coordinate with a licensed operator rather than pretending it is carpentry.
Where wood rot repair stops and pest control begins
At the treatment. We cut out compromised timber, replace it and correct whatever kept it wet, because replacing a rotted board under a gutter that still overflows is a one-year repair. Termite treatment itself is a licensed pest control activity regulated by the Florida Department of Agriculture, so we coordinate with a licensed operator rather than pretending it is carpentry.
Prevention
Keep soil and mulch below the slab line, keep plants off the stucco, and fix the drainage. Most of what we repair was preventable.
