Specialty and Property-Type Remodeling

Specialty remodeling in Florida is work defined by the kind of property rather than the room. A vacation rental, a condo and an owner-occupied house have different constraints, and the constraint usually drives the schedule more than the scope does.

What this covers

Why specialty remodeling is priced differently

Because the constraint is rarely the construction. A short-term rental is priced in lost nights, a condo in association-approved working hours and lift bookings, a manufactured home in a structure that behaves unlike a block house. The scope of work can be identical across all three and the schedule and the number will not be.

What actually differs

Short-term rentals are priced in lost nights. The work is scheduled around bookings and the finishes have to take far more wear than a family home.

Condos come with association rules on working hours, lift access and what may be changed at all, plus a shared structure that limits how much can move.

Manufactured homes are built differently from block houses, and a contractor who treats one like the other will get the structure wrong.

Not sure this is the right scope yet?

Most projects change shape once someone stands in the room. The walk-through is where that happens, and it costs nothing whether or not you go ahead.
