Who issues your permit
Orange County runs the building department for unincorporated areas, which is a great deal of the county. Orlando, Winter Garden, Ocoee, Apopka, Maitland, Winter Park and Windermere each issue their own permits for work inside city limits. Which one applies depends on your address, not your mailing town. That changes the fee, the review time and occasionally the requirements. So we confirm it before quoting a schedule.
What Orange County home remodeling usually involves
Two quite different kinds of project. The established parts of Orlando, Winter Park and College Park are full of houses from the 1950s to the 1980s. Expect terrazzo under the carpet and popcorn ceilings. Expect panels that were never meant to run a modern household. Then check the supply lines. Horizon West and Lake Nona are the opposite problem. There the homes are newer, so the work upgrades builder-grade finishes rather than repairing age.
HOA and architectural review
Orange County has a very high concentration of master-planned communities. Windermere, Dr. Phillips, Lake Nona and Horizon West lead that list. Where yours has an architectural review committee, its approval runs alongside the permit on its own timeline. For anything affecting the exterior it is a genuine gate. So we plan for it rather than discover it.
