Outdoor Living and Lanai Remodeling

Outdoor living in Orlando is not an extra. The lanai is where people actually sit, the pool cage is what makes the pool usable, and both take a beating from sun, rain and the occasional storm in a way that indoor space never does.

What we build and rebuild

Screen, enclosure, or conditioned room

Three different projects that people describe with the same words, and the difference is worth getting straight early because it changes the cost by an order of magnitude.

Rescreening replaces the mesh in an existing aluminium frame. The frame stays. It is the cheapest way to make a tired cage usable again, and if the frame and fasteners are sound it is often all that is needed.

An enclosure is a new or rebuilt structure: aluminium framing, footings, engineered for wind load and permitted. It is not a screen job.

A conditioned room means the lanai becomes part of the house, with insulation, HVAC and the same envelope requirements as any other room. That is an addition, and it is permitted as one.

What fails first in an Orlando outdoor living space

On a cage it is almost always the fasteners and the anchors rather than the screen itself. Screws rust, the anchor at the deck goes, and the frame starts to move. Rescreening a frame that is failing at its connections is money spent twice, so that gets checked before anything is quoted.

On a pool deck it is the coating, and the honest question is whether the slab beneath it is sound. Resurfacing over a slab that is cracking is another job done twice.

Outdoor kitchens that survive here

Indoor-grade cabinetry does not last outdoors in this climate, whatever it looks like on the day it is installed. Marine-grade polymer or stainless carcasses, sealed stone or porcelain surfaces, and drainage that assumes the whole thing will be rained on, because it will. Plus a GFCI supply and a gas run if there is one, both permitted and inspected.

Start with a walk-through

Cages and lanais are judged in person, and a new enclosure is engineered and permitted under the Florida Building Code. Tell us the city the home is in and what is bothering you about the space. Request a free estimate.

Not sure this is the right scope yet?

Most projects change shape once someone stands in the room. The walk-through is where that happens, and it costs nothing whether or not you go ahead.
