Stucco Repair and Remediation

Stucco repair in Orlando is the most common exterior request we get. The important question is not how to fill the crack. It is what caused it.

Cosmetic or a water problem

Hairline cracking in stucco over concrete block is usually shrinkage, and genuinely cosmetic. Other signs mean water behind the finish. Cracking on a frame wall. Cracks that follow a sheathing joint. Staining below a window. Or a patch that sounds hollow when tapped. That is remediation, not repair.

Painting over the second kind hides it for a season. Afterwards it costs considerably more to put right, because by then the sheathing behind it has sat wet for a year.

Matching the texture

The visible skill is blending. Florida stucco comes in a range of finishes. A patch can be structurally perfect and still fail, simply by looking different. Where a patch will not blend, the honest answer is to re-coat the whole elevation to a control joint.

What stucco repair costs when it is caught late

Considerably more, because by then the repair is not the stucco. Water behind a frame wall wets the sheathing, and eventually the framing. What began as a crack becomes rot, re-sheathing, and sometimes a window replacement. Catch it early and it is a patch. Catch it late and it is a wall, rebuilt to the Florida Building Code.

While the wall is open

Water almost always enters at an opening. If windows are on the horizon, doing them together is cheaper and fixes the cause. See impact windows and doors.

Not sure this is the right scope yet?

Most projects change shape once someone stands in the room. The walk-through is where that happens, and it costs nothing whether or not you go ahead.
