Curb Appeal Remodels

A curb appeal remodel treats the front of the house as one project rather than five separate small ones. Usually the cheapest remodel with the largest visible return.

What actually moves the needle

In rough order of impact per dollar: paint, the front door, the garage door, exterior lighting, and the walkway. Shutters and trim details matter less than people expect; proportion and colour matter more.

Florida particulars

Colour behaves differently under this light: a shade chosen from a chip indoors reads several tones brighter on a sunlit elevation. Sample on the actual wall and look at it at midday. Landscaping should not touch the stucco, because plants against a wall hold moisture and invite termites.

What a curb appeal remodel is worth

More than its cost, and unusually reliably, because it is the only remodel every visitor and every valuation sees. It is also the cheapest to get wrong: colour chosen from a chip indoors reads several tones brighter on a sunlit Florida elevation, and a front door slightly out of proportion for its opening is the detail that makes a new one look wrong. Sample on the actual wall, at midday.

Do it in one pass

Painting now and replacing the door in a year means masking and touching up work you already paid for. Sequenced together it costs less and the result reads as deliberate.

Not sure this is the right scope yet?

Most projects change shape once someone stands in the room. The walk-through is where that happens, and it costs nothing whether or not you go ahead.
